Roof Insurance Claims in Michigan — How the Process Works and How Home Pro Roofing Helps

A storm comes through. You notice damage, or you notice a leak and suspect storm damage may be the cause. You contact your insurance company. And then the process begins: adjusters, estimates, coverage determinations, supplemental claims, depreciation calculations, and a lot of terminology that most homeowners don’t deal with regularly.

Navigating a roof insurance claim without knowing how the process works puts homeowners at a real disadvantage. Claims get underpaid. Damage gets missed by adjusters who spend limited time on your roof. Homeowners accept settlements that don’t actually cover the cost of restoring their roof to its pre-storm condition.

At Home Pro Roofing, we work with homeowners throughout Michigan, Ohio, Indiana, and Wisconsin on insurance-related roof replacements and repairs. We document damage thoroughly, provide estimates that meet the standards carriers require, and communicate directly with adjusters when that helps move a legitimate claim forward. This guide explains the claims process from the homeowner’s perspective, and where we come in.

What Types of Roof Damage Are Typically Covered?

Homeowner’s insurance policies cover sudden, accidental damage rather than wear, age, or maintenance failures. The distinction matters. Here’s what typically is and is not covered:

Generally Covered:

Hail Damage — The most common trigger for roof insurance claims in the Midwest. Hail impacts can bruise, crack, or puncture roofing membranes, dislodge granules from asphalt shingles (accelerating deterioration), damage metal flashings, and crack or puncture low-slope membranes. Hail damage isn’t always visible from the ground — a professional inspection is the only reliable way to assess it.

Wind Damage — High winds can lift, crack, or remove shingles, separate flashing from transition points, and create openings that allow water infiltration. Wind damage from a named storm event or severe weather event is typically covered.

Impact Damage — Falling tree limbs, branches, and other debris that damage the roof are generally covered as sudden, accidental events.

Ice Dam Damage — Where ice dams cause direct damage to the roofing system (not just interior water damage from backed-up water), that damage may be covered depending on your policy terms. This varies significantly by carrier and policy.

Generally Not Covered:

Age and Wear — A shingle roof that has reached the end of its rated lifespan and is failing from normal wear is a maintenance issue, not a covered event. Carriers can deny claims or reduce settlements on older roofs citing pre-existing condition.

Improper Installation — Damage resulting from an installation defect is typically not covered under your homeowner’s policy. It may be addressable through the installing contractor’s workmanship warranty or through a contractor liability claim.

Neglected Maintenance — Damage that developed over time due to deferred maintenance — failing flashings, ignored leak reports, missing shingles left unaddressed — is typically excluded from coverage.

The Roof Insurance Claim Process — Step by Step

Step 1 — Identify the Damage

After a storm event, your first step is identifying whether your roof sustained damage. Don’t wait for an interior leak to appear; by the time water shows inside, damage to your roof structure may already be significant. Contact Home Pro Roofing to schedule a post-storm inspection. We get on the roof, assess the damage pattern, document what we find, and give you an honest picture of whether an insurance claim is warranted.

Step 2 — File the Claim

Contact your insurance carrier to report the damage and open a claim. You’ll receive a claim number and be assigned an adjuster. Provide the date of the storm event and a general description of the damage you’re aware of. If Home Pro Roofing has already documented damage, we can provide that documentation to support your claim submission.

Step 3 — The Adjuster Inspection

Your insurance adjuster will schedule a time to inspect the roof. Adjusters vary in their thoroughness and familiarity with roofing. We strongly recommend having a Home Pro Roofing representative present during the adjuster’s inspection, as we can point out all identified damage, ask questions about the assessment, and make sure nothing gets overlooked on the first visit.

Step 4 — The Coverage Determination

After the inspection, your carrier issues a coverage determination. This document outlines what damage is covered, the estimated cost to repair or replace, and how your deductible applies. Review this document carefully. Coverage determinations can be appealed if damage was missed or if the settlement doesn’t accurately reflect the cost of proper restoration.

Step 5 — Contractor Selection and Scope Confirmation

With a coverage determination in hand, you select your contractor and confirm the scope of work. At Home Pro Roofing, we review your coverage determination, verify that the scope and pricing reflect what’s needed to restore your roof correctly, and identify any discrepancies or missing line items that should be supplemented.

Step 6 — Supplemental Claims (If Needed)

During removal and installation, additional damage is sometimes discovered that wasn’t visible during the initial inspection — deck damage, flashing that needs full replacement rather than repair, or ventilation components that were damaged. We document these items and communicate them to your carrier as a supplemental claim. This is a standard part of the claims process and a legitimate mechanism for ensuring your settlement covers the full cost of restoration.

Step 7 — Work Completion and Final Documentation

Once work is complete, we provide full installation documentation. Your carrier releases the final payment based on actual replacement cost (minus your deductible). We make sure you have everything you need for both the carrier’s records and your own.

RCV vs. ACV — Understanding How Your Policy Pays

Two coverage structures govern how most residential insurance policies pay for roof replacement:

Replacement Cost Value (RCV) — The carrier pays the full cost to replace the roof with a comparable new system, minus your deductible. This is the more favorable coverage for homeowners and is what most standard homeowner’s policies carry. Initial payment is typically issued at ACV, with the depreciation recovered when work is completed.

Actual Cash Value (ACV) — The carrier pays what the roof is worth today — replacement cost minus depreciation based on the roof’s age. On an older roof, this can leave a significant gap between the settlement and the actual replacement cost. ACV policies are common on older homes and are worth reviewing before a claim becomes necessary.

If you’re unsure which structure your policy uses, your insurance agent or the declarations page of your policy will have that information. We’ll explain how your coverage determination relates to actual replacement cost during our review.

How Home Pro Roofing Supports Your Claim

Thorough Damage Documentation — We document damage systematically: photographs, written descriptions, and damage assessments organized in a format that carriers and adjusters can work with efficiently.

Estimates That Match Carrier Standards — Our estimates are prepared in line-itemized formats that align with how insurance carriers evaluate scope and pricing. This reduces back-and-forth and helps move the claim forward.

Adjuster Meetings — We attend adjuster inspections when it’s helpful, ensuring all identified damage is reviewed and that the adjuster has the information needed for an accurate assessment.

Supplement Identification and Communication — When hidden damage is discovered during work, we document it and communicate it to your carrier. Homeowners should not lose settlement dollars because damage wasn’t visible until tear-off.

No Pressure, No Deductible Waiver Schemes — Offering to waive or absorb a homeowner’s insurance deductible is insurance fraud under Michigan law. We don’t do it, and we advise homeowners to treat any contractor who offers it as a serious warning sign about how that company operates.

Insurance Claim FAQs

Should I file a claim or pay out of pocket?

That depends on the extent of the damage, your deductible, and your claims history. A claim makes sense when the damage cost clearly exceeds your deductible and the repair or replacement is necessary. For borderline situations, say minor damage close to the deductible amount, filing a claim may affect your future premiums more than it saves you now. We can help you understand the scope of damage so you can make that call with accurate information.

What if the adjuster misses damage during the inspection?

You can request a re-inspection or file a supplemental claim with additional documentation. This is a standard part of the process. Having a roofing professional present during the initial adjuster visit significantly reduces the likelihood of missed damage. If you’ve already received a determination that you believe underpays the claim, contact us; we can review the documentation and help you identify what may be missing.

Can I choose my own contractor for an insurance claim?

Yes. In Michigan and across our service area, homeowners have the right to choose their own licensed roofing contractor for insurance-covered work. Your carrier cannot require you to use a preferred vendor list contractor. Choose based on quality, licensing, and warranty, not because the carrier suggested someone.

What is a public adjuster and do I need one?

A public adjuster is a licensed professional who represents the homeowner, not the carrier, in the claims process. They typically work on a percentage of the claim settlement. For large, complex claims or situations where a carrier is significantly undervaluing damage, a public adjuster can be worth engaging. For most residential claims, a thorough roofing contractor and direct communication with your carrier is sufficient. We’ll tell you honestly if your situation looks like it warrants a public adjuster.

How long does the insurance claim process take?

From filing to completed work, a straightforward roof insurance claim typically takes four to eight weeks. Complex claims, supplemental negotiations, or backlogs at the carrier can extend that timeline. We keep communication moving on our end and work to avoid delays within our control.
